Before selling your property, a technical file must be provided to the buyer and requested by the notary. It will be more or less significant depending on the year your housing was built.
Its purpose is to inform the buyer about certain technical points and proves the seller's transparency.
It indicates the presence or absence of materials or products containing asbestos.
Buildings concerned: all buildings for which the building permit was issued before July 1, 1997.
Validity period: if no asbestos has been detected, its validity is unlimited. However, if asbestos is found, a new inspection must be carried out within 3 years following the delivery of the document.
Be aware: if the diagnosis was carried out before 2013, it must be renewed in case of sale of the housing, even in the absence of asbestos.
Foreseen sanctions: The seller cannot waive the corresponding hidden defects warranty.
Lead Exposure Risk Assessment (CREP). This report must be accompanied by an information notice summarizing the effects of lead on health and the precautions to take in the presence of coatings containing lead.
It estimates the energy consumption and thermal performance (energy label) as well as the amount of greenhouse gases emitted (climate label).
Its purpose is to certify the area of the concerned lot, considering rooms heated to a height of 1.80 meters and more.
Foreseen sanctions: action for nullity of the sale in case of non-mention. Price reduction request if area error exceeds 5%.

Verifies the condition of the interior electrical installation.
