Is it wise to do work before selling?

It all depends on the property and its condition, in most cases: 

  • If it is located in a competitive sector and a refreshment of the walls could make you stand out then: YES. The cost will be minimal compared to the sale price but will allow the buyer to project themselves moving in quickly, to fall in love with the place and not to anticipate a "renovation" budget. Choose neutral and light shades to bring more brightness.
  • For a property that needs a lot of work: NO. The selling price will be in line with the necessary renovations and this will allow the buyer to project themselves with materials to their taste (kitchen, bathroom, coverings, etc.). Prioritize cleaning and restoring.
  • Finally, for a house already renovated to modern tastes, which would need facade restoration to give a good first impression: YES. Why not add exterior insulation depending on the age of the house and thus benefit from a state grant. 
    Better insulation = lower heating costs = happy buyer willing to invest at the right price.
